Where a summer
happens.

Waterfront places, local teams, and generations of customers. We consider both the real estate and the businesses around it, from slips and storage to service and boat sales.

Our perspective

Scarce locations
Water access, permitting, and established customer relationships can be difficult to replicate.
Independent owners
Seven in ten marinas are family owned. Local knowledge and stewardship matter.
Beyond the slip
Marina services, guest amenities, and additional land can offer meaningful operating flexibility alongside the underlying real estate.

What we look for

Property types

Transaction size
Up to $30M per asset
Marina scale

Marina operating model

Beyond the slip.

The waterfront real estate is the foundation. Complementary businesses and adjacent land can create additional ways to generate revenue and potentially grow net operating income.

  • Dockage & storage: Wet and transient slips, dry stack, seasonal and winter storage, boat and trailer parking.
  • Marine services & boat sales: Fuel, repairs, winterization, detailing, pump-out, boat sales and brokerage, rentals and charters.
  • Retail & hospitality: Ship stores, bait and tackle, food and beverage, watersports, events, memberships, RV sites and campsites.
  • Land & development: Additional storage, cabins and lodging, commercial pads, expanded RV sites, and potential mixed-use development on surplus land.

The right mix depends on each property, local demand, available land and entitlements.
